A Commercial Energy Performance Certificate (EPC) is a legal document that shows how energy efficient a commercial property is. It is required whenever a non-domestic building is built, sold, or rented. The EPC provides an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

The certificate is produced following an assessment by an accredited energy assessor, who evaluates key elements of the building such as heating systems, lighting, insulation, ventilation, and building controls. Based on this assessment, the EPC includes a benchmark score so the property’s performance can be compared with similar buildings across the UK.

In addition to the rating, a commercial EPC includes a list of recommendations for improvement. Under current regulations, most commercial properties must achieve a minimum EPC rating of E to be legally let, unless a valid exemption is registered. Failure to comply can result in financial penalties and restrictions on leasing the property.
