EICR (Electrical Installation Condition Report)

An Electrical Installation Condition Report (EICR) is a formal document that assesses the safety and condition of a property’s electrical installation. It is also commonly referred to as the Homebuyer’s Test or Landlord Safety Test.

What’s Included in an EICR?
  • A visual inspection of the electrical installation
  • Assessment of switches, sockets, consumer units, fuses, and wiring
  • Identification of any damage, deterioration, or potential hazards
  • Clear recommendations for safety improvements
  • An overall rating of the installation as “Satisfactory” or “Unsatisfactory”
  • Issue codes to indicate the severity and urgency of any defects
Who Needs an EICR?
  • Landlords: Required to obtain an EICR for all new and existing tenancies and provide copies to tenants, prospective tenants, and local authorities.
  • Homeowners: Recommended every 3–5 years, or sooner if electrical concerns arise.
  • Insurance companies: May request an EICR before issuing a policy.
  • Mortgage lenders: May require an EICR before approving a mortgage.

An up-to-date EICR helps ensure electrical safety, reduces the risk of fire or electric shock, and demonstrates compliance with legal and insurance requirements.
