EICR (Electrical Installation Condition Report)
An Electrical Installation Condition Report (EICR) is a formal document
that assesses the safety and condition of a property’s electrical installation.
It is also commonly referred to as the Homebuyer’s Test or
Landlord Safety Test.
What’s Included in an EICR?
- A visual inspection of the electrical installation
- Assessment of switches, sockets, consumer units, fuses, and wiring
- Identification of any damage, deterioration, or potential hazards
- Clear recommendations for safety improvements
- An overall rating of the installation as “Satisfactory” or “Unsatisfactory”
- Issue codes to indicate the severity and urgency of any defects
Who Needs an EICR?

Landlords: Required to obtain an EICR for all new and existing tenancies
and provide copies to tenants, prospective tenants, and local authorities.

Homeowners: Recommended every 3–5 years,
or sooner if electrical concerns arise.

Insurance companies: May request an EICR before issuing a policy.

Mortgage lenders: May require an EICR before approving a mortgage.
